Tips On Calgary Home Inspections

When selling a house, you may need to commission an inspection before any buyers can come for viewing. An interested buyer will always want to know what the exact condition of a property is. Rather than wait for him or her to do this, ensure the Calgary home inspections are done in advance thereby leaving you with ample time to have repairs done.

It will be important to first start by checking the availability of all essential utilities. Common utilities include water and gas. You should make sure that the respective delivery channels are turned on. This makes the work of the inspector very easy.

Pets can hinder the inspection process as they could interrupt the activities being performed. In an ideal situation, the pets should be left outside the premises but in a secure location. Let the agent overseeing the sale process know about the existence of any pets within the residence.

An inspector has to be very thorough in his report. This means that he will turn lights on and off. He will also seek to determine whether the windows are fully functional. To avoid receiving a bad report, all burned out light bulbs must be replaced prior to the inspection taking place.

You will also need to be concerned about the state of smoke detectors and carbon monoxide detectors. Even though a majority run on electricity, they still have back up batteries that are used in the event of a power blackout. Check to confirm that all sensors are also fully functional.

Inspectors also have to examine the status of your air conditioning unit. Units are either placed outside the house or inside the house. With air conditioning units, they rely on the use of filters to circulate air in and out of a house. The filter must therefore be well secured.

In any house, the foundation area will usually require a lot of attention. At this area, you have to check for the presence of cracks and other signs of weakness. If present, immediate repairs have to be commissioned as soon as possible.

Any item that can be viewed as an obstruction must be removed with immediate effect. Access to areas such as the attic and water heaters require an unobstructed access way. Clear out any items standing in the way thereby allowing the inspector to have a clear view of what he is looking at.

Trimming will need to be done as well. Tree limbs should be at least ten feet from the house roof. Shrubs and other items within the drive way will also need to be done away with. Shrubs and untrimmed bushes tend to act as hiding ground for pests and other rodents that are usually not welcome in any house.

For successful Calgary home inspections, repairs must be done as well. Broken and missing items such as door knobs, latches and locks must be taken care of as soon as possible. Window panes, gutters and chimney caps tend to fall and break down and must therefore be replaced.
