There is online training, two week courses and part time night courses all offering to train individuals to become home inspectors and start making thousands of dollars a week.
Buy a big new shiny website for $500.00 and all of a sudden you have all that's needed to start bringing in customers. These people will be putting their life savings into buying a home and most will never check the credentials of their home inspector, who is typically recommended by their Realtor.
In Ontario Realtor are required to refer at least 3 Home Inspectors to their clients. Some Realtors do not refer Home Inspectors and allow home buyers to research and choose their own.
Personally I have found that the Realtors who are selling properties that are in dire need of repair will typically use a Home Inspector that will just give the home a quick once over without scaring off their buyer. Although I feel sorry for those buyers as a Home Inspector I am just as happy not to be involved in that type of transaction.
Good home inspectors will have the training, knowledge and experience to be able to explain the scope of work required to repair a deficiency and also give a ballpark estimate of possible cost. Some Realtors will try and gloss over a potential deficiency if they think it will scare off the buyer while others will accurately describe the work involved and costs that previous clients have incurred.
Many buyers will walk away from a Real Estate purchase when a home inspection finds a major deficiency. Some of the deficiencies that I have encountered are asbestos insulation, aluminum wiring, leaking basements or knob and tube wiring.
Check the training your home inspector is listing on his website. Beware of home inspectors listing "online certificates" for every part of the homes systems. These certificates are available to anyone who has a spare hour or two to read the online course and then print off the certificate. Most professional home inspectors will take a home inspection course and then follow up with government or professional association courses which expands their knowledge and education.
